Ownership

Leasehold title with rental pool participation in professionally managed operation.

Title

Ownership at Liyongo means participation in a managed estate. You acquire a 99 year leasehold title (structured as 33-year renewable three times under the Zanzibar Condominium Act) to a specific villa and enter the rental pool on a tiered participation structure.

Operations

The project runs unified marketing and central reservations; on-site management handles operations, maintenance, and guest coordination. Personal stays are yours to book through the platform. Rental income distributes quarterly, reported transparently, with performance tied to estate-wide occupancy and your tier within the pool.

Returns

Pricing, payment structure, projected returns, fees, and furniture pack costs — sits in a separate Financial Information Pack, distributed to qualified enquirers on request. That pack includes full operational assumptions, fee disclosure and scenario modelling. The proposition outlined here; the numbers delivered there.

Delivery & Phasing

Sixty villas with phased delivery, first handovers Q3 2028.

Liyongo is delivered in phases, each handed over as a working estate, with amenities, staffing, and rental operations in place before the next phase begins. Sales open phase by phase; payment schedules are tied to construction progress. Each phase opens for sale on completion of the preceding phase's foundations. Victor is Christopher’s brother-in-law, the founder of Red Banana Tours, a safari company in Tanzania providing bespoke experiences that champion Tanzania’s cultural heritage. A native Tanzanian with 10 years working for Arusha National Park and Kendwa Rocks Hotel as Head of Procurement, Victor provides a wealth of industry and local cultural knowledge.

Jerry is Victor’s brother - he has spent more than 20 years living in the north of Zanzibar, developing strong relationships with Kendwa’s village leadership and the district commissioner. Katrine is an Associate Director at Worktecht Africa, bringing over two decades of international design experience. She holds a background in Interior Design from Tokyo Gakuin Design College and a Master’s degree in Japanese Culture and Language from Waseda University, Tokyo, Japan. In 2012, she relocated to Tanzania to lead the expansion of Worktecht lighting design expertise and brand presence across Africa. Her work focuses on creating sustainable, energy-efficient lighting solutions that harness natural resources and support environmentally responsible development across Africa.
